Our fee is a percentage of the rent we collect. If your tenant does not pay, we do not get paid. We don't add it to maintenance bills or other outgoings or contractor invoices. Every fee we charge is on this list with no surprises.

The lower property management fee applies to your whole portfolio, not just the properties above the threshold. Your 5th or 10th rental moves every property you own to the lower rate.

We count rental properties held under one name: a single person, company or trust. Tell us the entity and we'll set your tier against it.

The discount applies to the management fee. Letting fees and inspections are the same for every landlord, whatever the size of your portfolio, so there is no per-property premium to unpick.

What's included in a standard property management fee?

The management fee is a percentage of the rent collected, and it covers the day-to-day running of your tenancy. In our case that means:

Frequently asked questions

Is your fee charged on anything other than rent collected?

No. The management fee comes off rent collected and nothing else. It is never applied to maintenance invoices, council rates, water bills or any other outgoing, so the percentage you were quoted is the percentage you pay.

Do you take a percentage or coordination fee on maintenance invoices?

No. Arranging repairs is part of the management fee, and the contractor's invoice reaches you at the price the contractor billed. We take nothing on top, and we take no commission on debt collected either.

Can I see a sample statement before I sign?

Yes. Ask us and we will send a real statement with every line item on it, alongside the management agreement and the full fee schedule. You should be able to see exactly what a month with us looks like before you commit to anything.

Is a property management fee tax deductible?

Yes — property management fees are fully tax deductible as an expense against your rental income, and so are most of the one-off charges on this page. What does the plan include?

The plan covers the full ongoing service — rent collection, inspections, maintenance coordination, your owner portal and statements. A one-off letting fee of one week's rent applies when we place a new tenant.

Is there a lock-in contract?

No. We earn your business every month. If you are ever unhappy, you can leave, and we will even help with the handover.
