In a tight market the best properties are gone within days — the applicant who is ready wins over the applicant who is better on paper but slower.

Being able to apply completely, on the spot, is worth more than almost anything else you can do.
A previous landlord reference. The single most persuasive item, because it answers the only question that really matters: did this person pay on time and look after the place. If you can, ask a former landlord for a short written reference before you start looking, rather than relying on them answering a call at short notice.
Evidence of stable income that comfortably covers the rent.
A named, contactable referee rather than a generic one. A referee who doesn’t answer is worse than no referee.
Turning up on time and being easy to deal with. Property managers are assessing a two-year working relationship. Responsiveness at the application stage is read, correctly, as a signal.
Completeness. An application missing one document goes to the bottom of the pile while it’s chased.
Offering more than the advertised rent rarely does what people expect. Property managers are generally instructed to let at a set rent to a reliable tenant, and an over-offer can read as instability — it is not a substitute for references. Offering a large sum in advance is worse: a landlord cannot lawfully accept more than two weeks’ rent in advance, so the offer is one they’d have to decline.
This matters in a competitive market, because pressure is exactly when unlawful charges appear.

There are limits on what information can be collected at application stage, and a request for bank statements, full credit records, or details of people who aren’t applying is often beyond them. You are entitled to ask why any piece of information is needed and how it will be stored.
Keep a simple list: property, date applied, agent, rent, outcome. In a competitive market you may apply for a dozen properties, and losing track of which agent has your documents costs you. Follow up once, politely, a few days after applying — repeated chasing does not help.
Don’t read a decline as a judgement. In a tight Auckland market a good property can attract forty applications for one tenancy, and thirty-nine perfectly good applicants are unsuccessful.
